Bristol will be transformed into one of Britain's largest ports by 2011 if a public inquiry later this year gives the green light for work to get under way.
The Bristol Port Company's planned deep sea container terminal will offer the largest container ships alternatives to strained facilities at Felixstowe and Southampton and at the same time give easy access to the important container market in the Midlands.
Big retailers and other distributors are already planning for success at the docks as massive new warehouse facilities at Avonmouth have been snapped up over the last year.
Bristol-based drinks retailer Constellation has just signed a lease on a new 869,000 sq ft Avonmouth site currently under construction.
Tesco and John Lewis are expected to follow them into the Severnside area in the near future.
Altogether 2.2 million sq ft of additional warehouse capacity was built in Avonmouth in 2007 and a further 2m-plus sq ft is being added in the first half of this year.
Russell Crofts, industrial and logistics partner at Knight Frank, said continued investment in the area is pushing up demand for both new and second-hand stock.
He said demand from both existing businesses in the area and new ones getting a foothold in response to the port's expansion could be sustainable for the next 20 years.
